Rental repaint planning checklist
LMJ Bright Painting Services
A clear painting request starts with a few practical details. Use this checklist to organize the work before requesting a quote, then keep the agreed scope with your property records.
1. Describe the property and timing
- Record the city, property type and the person authorized to approve the work.
- State whether the property is occupied or vacant.
- List the target completion date, planned move-in date and any flexibility.
- Identify other work happening before, during or after painting.
2. List exactly what needs painting
- List each room or work area separately.
- Mark whether walls, ceilings, trim, doors or cabinets are included.
- Note high areas, stairs and access limitations for the walkthrough.
- Identify rooms or surfaces that should remain untouched.
3. Share the current condition
- Take clear overview and close-up photos of the areas you want reviewed.
- Point out visible marks, peeling, staining or damaged areas without assuming painting will resolve the cause.
- Ask which ordinary preparation tasks are included and which issues need separate evaluation or work.
- Remove tenant names, documents, faces and personal belongings from any photos intended for public use.
4. Record color and finish decisions
- Provide existing paint labels, color names or records if you have them.
- Confirm the intended color and finish for each surface.
- Agree who supplies paint and other materials before purchasing them.
- Confirm how any final color approval will be recorded.
5. Arrange access and protection
- Name one contact for access, questions and decisions.
- Confirm keys or entry arrangements, permitted work times, parking and building access requirements.
- Agree who moves furniture, removes wall items and clears the work areas.
- Discuss protection of floors and belongings, occupant access and daily cleanup.
6. Review the written quote
- Match the quoted rooms and surfaces to your list.
- Check the preparation, material responsibilities, exclusions and agreed price.
- Ask how additional work or changes will be approved and priced.
- Confirm the work sequence, payment terms and schedule before authorizing the job.
7. Plan the handover
- Arrange a final walkthrough and record any agreed remaining items.
- Keep the product, color and finish information with your property records.
- Request product-specific guidance on cleaning, use and care of the newly painted surfaces.
- Confirm cleanup, key return and who receives the final project documents.
This is a planning checklist. The final scope, product instructions, property conditions and agreed schedule determine the work for each project.
